  • Explain the marketing process, contract presentation procedure and contract negotiations.
  • Prepare and explain in detail the listing agreement.
  • Explain full broker exposure by placing the property on the cooperating multiple listing services.
  • Provide you with a comprehensive list of real estate service providers such as title and escrow companies, inspection companies, contractors and handymen.
  • Discuss whether you want presale inspections such as roof, termite, property, appliance, pool and/or spa, or any other necessary inspection and then order them on your behalf.
  • Prepare a complete marketing strategy that meets your needs and desires which shall include but is not limited to: the RE/MAX for-sale sign, lock box, flyer brochure, multiple listing, open homes, office tour, broker open tour, BayEast internet exposure, remax.com, realtor.com, realtor.com internet, alliance internet, Harmon homes magazines, Property Pages magazine, news paper ads, craigslist ads, Flyer delivery, and more. We will keep you informed of all marketing and marketing results. We will contact all realtors that have previewed your home and tell you their comments and suggestions.
  • Keep you regularly informed of all realtor and client activity regarding your property.
  • Present, without bias, all offers and explain in detail all contract terms and conditions.
  • Prepare on your behalf any contract changes, counters or addendums.
  • Make sure the purchase contract and all attachments are signed and properly delivered.
  • Make sure the sale escrow is opened and the buyers security deposit is placed in the escrow account.
  • Review your property title information with the title officer and you.
  • Communicate to you the status of all contract contingencies and contract time requirements.
  • Obtain for your review all home owner’s association documents and any covenants, conditions or restrictions attached to the properties title.
  • Make sure all contractual inspections and reports are ordered and completed.
  • Stay in constant communication with you regarding the completion of all the terms and conditions found in the purchase contract.
  • Accompany you to the signing of your final closing documents.
  • Be available to ensure that your transition out of the home was satisfactory and in the RE/MAX tradition.
